A complete, top-to-bottom evaluation of the home you're buying or selling — roof to foundation, documented with photos, and explained in plain language you can actually use.
A Qualitas home inspection is a thorough evaluation of a property's structure, systems, and safety — for buyers before a purchase (pre-purchase) and for sellers before listing (pre-listing). Every inspection evaluates all major interior and exterior components and systems and follows the InterNACHI Standards of Practice, giving you a clear, photo-documented understanding of the home's true condition.
Owner and lead inspector John Steele has personally completed more than 5,000 inspections across Middle Tennessee over 20 years. His approach is what sets Qualitas apart: he doesn't scare you with deficiencies — he informs you, explains what he finds calmly and in plain language, and offers practical solutions for resolving them.
From the seasoned buyer to the first-time homeowner, you'll walk away knowing exactly what you're buying — with the facts you need to negotiate with confidence and move toward closing with no surprises.
A Qualitas home inspection evaluates all the major interior and exterior components and systems of the home.
Roof surface and structure, plus the attic, insulation, and ventilation above.
The bones of the home — foundation, framing, and structural components.
Below-grade spaces where moisture, settling, and hidden issues often begin.
Supply and drain lines, fixtures, and the water heater, checked for leaks and function.
The panel, wiring, outlets, and safety devices throughout the home.
HVAC equipment evaluated for condition, performance, and maintenance needs.
How well the home holds temperature and manages moisture and airflow.
Siding, windows, doors, drainage, and the grounds around the home.
Buying a home is one of the largest and most emotional investments most people ever make — and it's hard to stay objective about a property you've fallen in love with. That's exactly why an independent, experienced inspection matters.
A thorough inspection replaces the emotion with facts: the true condition of the roof, foundation, HVAC, electrical, and plumbing. It lets you negotiate repairs and price with confidence, budget for what's ahead, and walk into closing with no surprises. For sellers, a pre-listing inspection means you fix or disclose on your own terms and sell from a stronger position.
You'll receive a thorough, easy-to-understand, photo-supported report — typically delivered the next day, and often the same day as the inspection.

A Qualitas home inspection evaluates all the major interior and exterior components and systems — roof, attic, structure, foundation, crawl space, plumbing, electrical, heating and cooling, insulation and ventilation, and the exterior and lot. John documents what he finds and explains it in plain language, so you understand the home's condition and the priority of any issues.
Home inspections start at $415, and small condominium inspections start at $315. Fees are customized to each property based on the age of the home, its total square footage, and location. Send us the home's address, size, and year built and we'll give you an accurate quote.
Most inspections take roughly two to three and a half hours, depending on the size, age, and condition of the home. You're welcome — and encouraged — to attend, especially for the final walkthrough, so John can point out findings in person.
Fast turnaround is a priority during your due-diligence period. Most reports are delivered the next day, and in many cases the same day as the inspection — a clear, easy-to-understand, photo-supported report that helps you keep your closing on schedule.
Yes — we encourage it. Being on-site lets you see any issues firsthand, ask questions in real time, and talk through needed repairs as we go. Combined with the written report, it's one of the most valuable ways to understand exactly what you're buying.
No — and that's by design. We don't perform repairs, which keeps our inspections completely unbiased. Our only job is to give you an honest, thorough assessment, with no incentive other than helping you make an informed decision.
Absolutely. Radon testing is one of our core services and can be added right alongside your home inspection, with the results delivered in a separate report. Just let us know when you schedule.
